In focus

Body Block Arcade — a Cleveland landmark put back to work

A historic three-story commercial block at East 55th and Superior, vacant and deteriorating, converted into forty apartments with a covered interior arcade as the building's centrepiece.

Adaptive reuse on a building of this age is a different discipline from unit turns. Floor plates were never laid out for residential. Mechanical, electrical and plumbing had to be introduced from nothing while preserving the character the building is valued for. Egress, fire separation and accessibility all had to be solved inside an existing shell.

  • Complete MEP installation — no usable existing residential systems
  • New residential floor plans inserted into a commercial structure
  • Interior arcade restored as shared amenity and circulation
  • Masonry, storefront and exterior restoration at street level
